- Identify the required elements of valid deeds, real estate contracts and leases under Georgia law.
- Classify real property by type of estate, form of ownership and method of legal description.
- Differentiate among the agency relationships recognized under Georgia’s BRRETA and the duties licensees owe to clients, customers and third parties.
- Apply Georgia contract law to determine whether a real estate contract is valid, voidable or void and how it may be performed, assigned or terminated.
- Calculate common transaction figures, including area, loan-to-value ratios, points, prorations, property taxes, commissions and net proceeds to the seller.
- Compare financing instruments, loan types and primary and secondary mortgage market sources to identify suitable options for buyers.
- Evaluate property conditions, environmental hazards and stigmatizing factors to determine a licensee’s disclosure obligations.
